FAQ:
- Will Potter Property Management show the property to a prospective tenant or do I have to do that? Our leasing staff will make all the appointments and handle all of the property showings.
- Let's talk about rent. How does that work? Our leasing staff will handle all of the rent collections and charge late fees when necessary. We will disburse rents around the 15th of each month, either by mail or direct deposit. We will deduct the management fee & expenses from the rent collected each month.
- What about evictions? Will Potter Property Management handle that too? Of course! In the unfortunate event that we have to evict a tenant, we will handle all of the court proceedings and eviction process.
- What about inspections? Will you be keeping an eye on my property for me? Yes! Our staff has regularly scheduled inspections in which we will check on your property for you and update you with our findings and recommendations.
- Will Potter Property Management handle all of the contact with a tenant? Yes, we will! Tenants will go through us for any information regarding the property and will not contact you directly without your approval.
- What if I want to increase the rent rate? All changes to rent rates will be done in communication with you the owner and based on market analysis for the best occupancy rates possible for your property.
- What about pets? Do you allow them? This is entirely up to you as the owner. Our office policy is to charge the tenants a $200 non-refundable pet deposit and a $25.00 additional monthly fee per pet if you decide to allow pets.
- What if my property requires major renovations/capital improvements, are these services included? No, these services are not included in our standard property management fee, but we do offer comprehensive project management services at an additional cost.
